Q.   When should I begin viewing the inside of properties I want to consider?
Around 30 days or less before actual move in.
Why: The properties in the Phoenix Metro area are either vacant or are going to be vacant soon and the landlord will not want to leave a property vacant for more than 30 days. Even 30 days will not be favorable and a landlord may just decide to wait for different applicant who can move in sooner. I have a solution to this problem.

Q.   How do I get in to see the properties that interest me?

Q.   How soon do I need to make a decision on a property that I like and want?
The answer is “before someone else does”. I once saw a saying that goes something like this, “the house you see today and are thinking about until tomorrow, is a house that someone saw yesterday and is thinking of taking today.”

Q.   What are the deposits needed to move in a property?
Security Deposit, Cleaning Deposit, Pet Deposit.

Q.   How much is the Security Deposit and what is it for?
Typically the Security deposit is an amount equal to 1 months rent. It could go up to 1.5 month rent which is a legally imposed limit. It is an amount of money used to insure that the tenant adheres to the terms of the lease and can be used to reimburse the owner for minor damages to the property found at the end of the lease and after the tenant moves out of the property or at walk through.

Q.   How much is the Cleaning Deposit and what is it for?
The Cleaning Deposit is somewhere between $ 100 to $ 500 and averages around $ 250.00. The Cleaning Deposit is money paid from the tenant to the owner to clean the property after the tenant moves out at the end of the lease. It could be either refundable or non refundable and this is particular to the property and property owner and is usually stated in the information sheet.

Q.   How much is the Pet Deposit and what is it used for?
The Pet Deposit is somewhere between $ 100- $ 500 and averages around $ 250.00. More than 1 pet can mean more than 1 pet deposit. This is up to the individual owner. The pet deposit is money paid to the owner to insure that the pet or pets kept on the property do no damage to the interior or exterior of the property. It could be either refundable or non refundable and this is particular to the property owner and is usually stated in the information sheet.
